FAQ
-
What is a BER (Building Energy Rating) and why do I need one?
A BER rates the energy efficiency of a property on a scale from A to G. It is legally required when selling, renting, or advertising a property on the market in Ireland. It helps buyers and tenants understand expected energy performance and running costs.
-
How long does a BER assessment take?
Most domestic BER assessments take 45–90 minutes, depending on the size and complexity of the property. Larger or older properties may require additional time to measure building fabrics and verify insulation details.
-
What is an air tightness test and why is it important?
An air tightness test (blower door test) measures how much uncontrolled air leakage occurs in a building. Reducing air leakage improves energy efficiency, reduces heating bills, prevents draughts, and minimises moisture-related problems. For new builds, it is also essential for NZEB compliance.
-
How should I prepare my home for an air tightness test?
Before your test, ensure all windows and external doors are closed, internal doors are open, trickle vents are closed, and fireplaces are sealed if required. We will guide you through every step on arrival and ensure the building is set up correctly.
-
Can you advise on how to improve my BER rating?
Yes. After your BER assessment, we can provide a detailed improvement plan, including insulation upgrades, heating system improvements, ventilation recommendations, and cost-effective measures to boost energy performance and reduce bills.
-
Can I get a BER assessment before I start a retrofit?
Absolutely. A pre-retrofit BER is useful when applying for SEAI grants, and it gives a clear baseline of your home’s current performance. This helps us recommend the most effective upgrades and estimate the potential improvement in your final BER rating.
